A Little Piece Of Paradise!!

Located on the spectacular Pickerel River, 1.6 km west of Highway #69, near Alban & Britt, this 1.5 acre cottage property sits amid the French River Provincial Canoe Park. Your back yard consists of thousands of hectares of uninhabited Crown Land, never to be released for sale. Renowned for its sport fishery, this location allows you immediate access to some of the best Walleye, Northern Pike, Small Mouth Bass and the monarch of them all, the Muskellunge fishing. From this location on the Pickerel River you can boat to the Lower French River, the Bad River and for the adventurous, the French River Delta and northeast corner of Georgian Bay make for an amazing day trip.

If your dream is to be on the grid but off the radar, this is the place for you! The main cottage and guest cabin sit on the south shore of the Pickerel River facing north. The buildings are constructed on solid bedrock elevated 12 meters above the River. High water and flooding will never be an issue A series of 50 skillfully built fieldstone steps lead you from four large floating docks upward to your “piece of heaven” with spectacular views to the west, north and east once you ascend.

The furnished main cottage was constructed in 1969 with additions added in 1979 and 1984. Many new upgrades to windows, doors, flooring, decks and steel roof have been done from 2000 through 2015. The building is 1000 square feet of living space and features three good size bedrooms, two of which have built in closets. The galley kitchen with upper and lower cabinets has an electric fridge, propane stove, dishwasher and microwave. There is large separate dining area off the kitchen followed by a great room with satellite TV for the family to enjoy plus a tall stone built mantled fireplace. A newly renovated white cedar walled three piece bathroom includes a standing shower, drawered sink and a raised toilet. There is a separate area with washer and dryer for rainy days when the clothes line won’t due. Also, there is a screened in sunroom with a deep freezer and shelving for food storage. Large windows overlook the river and the attached spacious walk-out decks to the east and west allow you to never miss the beautiful sunrises and breathtaking sunsets. Once the sun has gone down, turn off the electric lights and experience the warm glow of optional propane lighting, still installed from the “good old days”!

The furnished guest cabin, constructed in 2015, is 360 square feet and is finished in tongue and groove white cedar throughout. This building features a spacious bedroom and TV/resting area with walkout to a lager deck over-looking the river with a north view. A large built –in floor to ceiling wall to wall closet, large three piece washroom including a mounted toilet, standing shower, drawered cabinet and marbled sink. The kitchen functions with a plumbed sink, two burner propane stove, microwave and two small refrigerators. Custom built upper cabinets and lower cabinets include a corner lazy susan unit.

Behind the cottage is a 10 X 10 tool and equipment shed with built in work bench. Closer to the water are two more sheds for storage of water sports equipment, fuel and fishing tackle. An unlimited supply of fresh water is drawn from the Pickerel River and has been tested annually with 0-0, “fit for drinking” results achieved year after year from the Ministry of Health.

Included is a 16.5 Lund Rebel boat with 4 stroke, fuel injected 60 horsepower tiller drive Mercury outboard motor, a Springbok 12’ aluminum with 15 horsepower Mercury 2 stroke and a pedal boat for 2.
